Oh yeah! Only one on Kimball with Christmas lights – and this is my mellow, still deep in renovation, version 😜🎄🤶🏼

Today the new plumbers are over and I have officially felt hot water at my house!! Turns out the last guy got the wrong mixing valve at the shower so once they figured that out and swapped it all was well again 👏🏻  Kitchen sink and maybe the microwave are going in today also 🤞🏻

Things are looking good and coming together!
Floor is looking good and ready for flooring! Working kitchen sink and microwave! Plus my room is officially super finished with a functional closet 🥳

next up is the shower – Hopefully going in today!

Its not always about the money (but it kinda is) but sweat equity + increased property value will be sweet.  Solid investment.

Almost more important that the home value is just the stability, especially in the Colorado housing market.  I’m so grateful that I have a nice place with an affordable mortgage.  I have friends who have been looking for a rental and it’s a nightmare.  They are paying almost double my mortgage for a reasonably sized apartment.  Not to mention how cut throat it is to get into a place.   Housing costs have spun out of control on the Front Range.

Lots of increased property value on this house 😅 And on our street especially…not everyone wants to live here now, but I think this area is up and coming 😎

seriously… Colorado is beautiful and a popular place to want to be!!! When I lived in Boulder I had to re-sign my lease for next year 10 months in advance!!! And then it would also go up at least $100 a year when they did not a single thing to improve it and it + the rest of the building was crumbling at the seams 🙈 I hear rentals around here are hard to come by too… and if you have a dog you can forget about it

The butcher block island went in on Christmas Eve 😍
JJ drilled holes for kitchen handles a couple nights ago 👏🏻When I oiled the butcher block I gasped out loud all to myself 😂 it looks SO GOODCorporate spent all day Sunday helping me lay down floor in the kitchen!! We finished it up under the oven last night so now appliances can go in 😍

the tub and shower walls are in, just wanting on a faucet order to arrive to finish it up!
